Current resident here. In short: problem after problem.
The property has some new corporate owner. Their billing team/system incorrectly charged me on both rent and renter’s insurance. I’ve worked too hard to get these fixed, but since I refused to pay the wrong rent in full, I’ve now been charged late fees. They refuse to remove these and won’t explain. Maybe they think I’m supposed to pay for their mistakes.
Do not waste your money!!!
These people will take a 200$ deposit just for an application to be processed which they claim that 150$ will be returned to you if for some reason you decide not to move in or if the application gets rejected, then they will block your calls. When it’s time to get a refund of your money it takes 30 days and the manager will tell you she is not sure if it will be returned to your card or mailed to your previous address.
Brittany is the one who answers the phone and she is nice and does her job well but once she delivers your message to the manager it’s almost impossible to get the issue resolved.
Update: The waiting game for them to return the additional 150$, that you pay with the 50$ application fee is unreal. You will wait over 3 months. If you’re lucky enough to get them on the phone they will tell you that the corporate office mailed it out. It takes only seconds for them to take the money off of your card but they take months to get it back to you.
only been here a few months and it is by far the worst place i ever lived in. been calling about my dryer not working and no one seems to care. amongst other things that never get fixed, no one puts salt down or clean the walk way when it snows. bit i promise my lawyer will be contacted if me or my children fall
This property is absolutely horrible!!! There are critters living in the walls for over 2 years that hasn't been fixed. The property is not secure or safe, as they have a problem with car theft and break-ins. Check with Southfield police as proof. There is NO SECURITY (ZERO) despite what they tell you. No working gate for over 4 years now, and no fencing around the property so ANYONE has access.
This property while it may look decent on the outside it's run like a dump. The owner is simply a slum lord cashing checks!!! They are not intrested in resolving any issues!!!
I would give them zero stars if I could.
The office turnover is ridiculous 4 property managers in 2 years and even more sales agents.

They wanted another chance so, here it is.
This place is a dumpster fire and has absolutely turned into a s#!t place to live!!! Nothing has changed, but it has gotten worse. The new office manager hasn't kept her word and is full of excuses on why things aren't done. Also, when it snows don't expect the walk ways to be cleared because no one gets out in a timely manner to clear them before the snow freezes over. So expect them to be unsafe during inclement weather. In the last 6 - 12 months which I won't put on the current office manager or staff because it wouldn't be accurate. They have only been here a couple months however the deterioration of quality continues. In the last 6 - 12 months any kind of
ne'er-do-wells you can think of have moved in which in turn has brought the quality of (safe) living down!
This is NOT a place that I would recommend in the current state of ownership/management.
Been living here going on 2 years. The first year was ok. Then after renewing the lease they moved someone in on the second floor. And it's been a living nightmare ever since.The management may seem friendly. But, actually don't care about whats going on with the property. I made multiple complaints about the person living above me making too much noise, with heavy traffic. and nothing was done about it. They claim this is a luxurious apartment c.ommunity. But, don't have anything like a noise ordinance in place. Went to talk property manager and the only thing she said was that this was community living. And to call the police. Pay all this money for rent. And they won't do anything to rectify the situation. If you are a hard working person. I would mot recommend living here.
Brittney was so lovely to work with. She was very responsive and took me through the process step by step before approval. They have a new manager she is friendly and has a genuine spirit
I have a unit with new appliances, overall the place is not bad but there are some glaring issues.
My biggest complaint is that there is TERRIBLE communication between the website used to pay rent and the actual leasing office, communication in general has been horrible since I moved in. I have lived here for 4 months and gotten 2 late payment reminders, one of which was during my first month here when I had already paid for that month before moving in. The rent payment is done through a third party website, but I got both my false late payment reminders by finding a piece of paper in front of my door. It makes zero sense that they would not communicate that via email, call, or the payment website itself and instead leave a piece of paper at my door that you may not see if you don't leave my unit. It is very passive aggressive and antiquated. I had to reach out myself to prove that both the late payments were false and provide proof from the website they use, this is simply unacceptable and the uncertainly it brings makes payment rent a stressful and horrible experience.
When I first moved in, it was very apparent that the cleaning done in my unit was very surface level. The blinds, cabinets, etc were dusty and gross, I was very disappointed to have to do so much deep cleaning upon moving in. Speaking of cleaning, I can say that they were slow to do it but did perform outside maintenance for leaves for the fall and it looked good when they finally did do it.
The hallways are dirty, and the carpets are stained so bad its disgusting to look at. They claim to be working on exterior projects but maybe should focus on interior. They only clean and fix the area that they regularly have to tour for, if your unit is not in that route the carpet is gross.
Maintenance has been fairly quick in my experience but it is only one man who is hard to understand at times. He does a good job overall. The front doors all rattle when someone else on your floor open or close their front doors which is very nerve racking.
The Village Club on Franklin needs to work on its communication, timely work when comes to outside maintenance during fall/winter, and its inaccurate payment system.
The positives are the unit itself is spacious, decent area to live around, and the residents are kind and pretty quiet for the most part. I can't say if I would recommend living here, I would say weight the pros and cons and make that decision carefully based on the information I have given you
UPDATE BELOW:
I'll start off by saying that the property manager has been good, but she can only do so much if the corporate office doesn't give a damn, hence the 2 stars. However, for this property to have soooooo much going for it, it is TERRIBLE!!!
There are critters in the walls here!!!
Critter control was called out, and corporate decided it cost too much to fix the problem because they would have to do several buildings!!! So we are expected to live with raccoons and squirrels in our walls for $1,850 a month, not including utilities. Yet they want their MONEY on time every month. I wouldn't recommend it unless you want to live in an unsafe place with wildlife!!! This property is NOT the safest place!!!
Several vehicles have been broken into or like mine have been stolen!!! This property has ZERO security!!! No cameras, no fences, no gate!!! ANYONE OFF THE STREET CAN ENTER AT ANYTIME AND TAKE ANYTHING!!!
UPDATE:
The wildlife issue, which was the #2, is still not fixed and will not be. There is also the #3 issue with the air conditioning that they can't seem to resolve. Anytime that it's 85 degrees or higher, my apartment will not cool to below 77, meaning for every degree above 85, my apartment rises a degree! It's 89 outside and 79 in my home! ????????????????????????????
I, however, want to thank the maintenance man, Nick, because I SEE he works his tail off!!!
UPDATE #2
The grim on the outside of the building has finally been (washed off) cleaned!!! However, the security issue is still pathetic, and the wildlife issue with squirrels and raccoons in the ceilings and walls is still a huge problem that has yet to be addressed properly. At this point, I'm over it. The turnover in staff at the office is too high to get anything done! That's a big part of the problem. They take one step forward and then go three steps back at this property!
Do yourself a favor and look elsewhere.
