It would look from looking at previous reviews that when we got there there has been a refurbishment of the property, the carpets were very new as you can smell the newness, the owner, I take it was Tracy and she was friendly, the breakfast area did have an odour which I took to be dog smell, the room was ok and so was the bathroom, we booked this last minute as we had our other booked hotel cancelled with 30mins before check in, that’s the Quayside Hotel & Bar. Looking to relocate and travelling from Essex we needed somewhere to put our heads down. The breakfast we had was ok but condiments were out of date, watch out for using them. Nothing much to do or anywhere to eat with decent food, we where recommended the Anchor which was serving just a 3 meat roast dinner, just one option of meat and as much roast potatoes and veg, not what we wanted but nowhere else to eat bar an Italian restaurant. Not the greatest place to visit but Tracy was friendly which made up for a lot.
This place is Way more than the average guest house . From the moment you arrive you are treated like Family. In my opinion they could charge way more, but in these times I'm glad they don't. Above and beyond . Tracy the manager is just perfect as a host and not like the usual corporate Robots you get at Travelodge etc ... Do yourself a favour and stay at this well kept Lincolnshire secret
With respect to the owners we had travelled 4.30hrs to get there and although the welcome was good it was suggested we visit the Anchor est up the road for a brew, oh well, I do not like slagging any place or B&B off but I'm afraid this place needs to buck up their need for Cleanliness otherwise you will pay badly, we don't go looking for faults as we are not that type of people, for the price we paid £65 B&B and did not want the Breakfast as we had a funeral to attended in Kings Lynn's at 10am we should have booked the Anchor which has onside parking and good food, we never checked the accommodation but the quality of the food said it all
Stayed for one night when attending a concert. The host was so accommodating and friendly!|We didn’t expect the Ritz for what we payed but it was fine, yes it needs updating but fair for the price. Breakfast was lovely and plentiful, wouldn’t have an issue staying again for another night.
We booked up this stopover on route up north. We were tired when we arrived so did not quite realise how run down this place is. We were greeted by a rather unfriendly gentleman who gave us keys first to Room 6 then changed them to Room 1. This room was nothing like any photos on Booking.com. The main issue was that the room and bathroom needed a deep clean and redecoration - cobwebs in bedroom and mould on window surround; shower was filthy with mould (we did not use because of the filth) and toilet was dirty. No soap provided on basin. The carpet needed a deep clean. The door was tricky to open and obviously had been wrenched off at some time. The radiator was hot and could not be turned down. The heated towel rail in bathroom was filthy and did not work. We were advised to leave the bathroom door open to cool down the room! No hangers in wardrobe. ||Breakfast was acceptable with a full English cooked to order. The cereal choice was weetabix or rice crispies. No jam or marmalade for toast. The dining room is OK and has a bit of a nautical theme but very chilly.||Tracy was very friendly and did not charge us for our small dog ; we declined the plate of sausage for her. ||There are clearly lots of workers staying here and they stand outside smoking so the smoke wafts up the stairs...||Parking is on main road. We were so tired the traffic noise did not worry us. ||I feel that this establishment needs to address the problems that have been mentioned before by other guests; it is not acceptable not to clean a hotel room. I will not be staying at this place ever again... and that says it all.
What an unexpected wonderful hotel.||First off parking was very easy outside of the property. Talking of the property it looked really nice from the outside and did not disappoint when we went in. Everything looked clean and tidy. The owners were wonderful! They could not help enough. If only more hotels was as good as them! ||The was very spacious and was very clean. The facilities was was good and all worked well. I had a great nights sleep and I can not think of anything that I needed.||Breakfast in the morning was really nice. There was good choice and again the owners was so nice and helpful. ||I personally would have been more than happy to pay more for the room and service. I will visit again and can not recommended them enough.
Nice room, but could smell smoke coming into the bathroom from people smoking outside. Very comfy bed and shower was nice and hot.
Breakfast was really nice tasty and hot but could benefit from fresh tomatoes rather than tinned and the option of butter rather than a margarine spread.
Would definitely stay here again.

Frontage is on the high street so a lot of traffic noise from 6.00am. Parking is on the street, shared with visitors to the convenience store next door. Very handy for crisps and chocolate etc.
At Some maintenance needed. The tap in the bathroom was loose and the mattress needs up dating.
It was clean, sanitary ware gleaming, but there sticky splashes on the towel rail and bathroom wall that should have been wiped off.
Generous breakfast.
Nasty damp problem on the stairs.
