Food was of very high quality for breakfasts and dinner, so returned for second night's dinner as excellent value for money and very tasty. Staff were very amenable to minor adjustments as it was all freshly cooked and locally sourced. Lovely light dining area. Bar available. Bedroom had everything you needed, extra spares in the hall of milk etc a nice touch. Nicely decorated and warm and very clean. Plumbing waiting for improvement but did the basic job. Owner only been there a year and working very hard to restore its original style. Very welcoming and friendly. Rather underrated hotel as excellent value. A really pleasant stay. Only a few minutes to the town but quiet location.

The cooked breakfast was amazing.
The room we had was very clean and spacious but were tired. The owners are in the midst of renovation works and if they continue the hotel will look beautiful.
Stayed for two nights. Room was clean, towels and bedding was clean and fresh. Breakfast was good. Staff were very friendly and helpful. Would stay again. Was a good price for the quality. Hotel is dated but then it is an historic building purpose built when railway station was opposite
Really I’ve staff. Left my key aside as I was late arriving. Breakfast tasty. I will say that my shower was broken and their solution was just to have a bath rather than try to fix or look at anything. Still though, considering the prices in many Southwold hotels this is all good. I’d come back
A warm welcome and a hearty breakfast.... ||Stayed Friday night and was treated to a very nice English breakfast, a fully loaded buffet and coffee mugs ;-)||Did have leave early Sunday morning, but I did enjoy my stay and would recommend to others...
The hotel was described by others as a bit tired. Not so much tired as exhausted! Filthy room, dust thicker than the carpet, plug sockets hanging from the walls, mould on all windows and in the bathroom, dirty bath. |The worst find was a large blood stain on the duvet. When we mentioned are complaints to the staff we were met with sorry about that we have a laundromat I’ll pass it on! We did not stay for breakfast as the level of cleanliness or rather lack off completely put us off. Needless to say we will not return and I would definitely look elsewhere. The room was £100 and was in such a poor state it should have been much less.
Weekend bowls trip with three couples Lovely warm welcome. Room was small but well equipped and spotlessly clean .Bedding towels etc all well laundered. Breakfast was a very good choice and well presented. Great position in relation to town centre and beach .Great value for money. Would certainly recommend it to anyone going that way
When we arrived the hotel reception was empty, we waited and called hello, then we phoned hotel know one came ended up ringing bell on front door for someone to come and check us in. Bought two drinks at bar, my Merlot tasted old like it came from a bottle which had been opened for a while, my husbands beer had no taste. Worse shower I’ve ever had temperature varied from warm to cold on its own. Can’t see any real refurbish work apart from a lick of paint, turned radiator up but room was still cool . Bathroom needs some tlc bath tap was lose, only one light working over mirror, look I understand you get what you pay for. |But have someone front of house when you know people are checking in. Don’t hang on to a open bottle of wine cos it doesn’t last. Coffee at breakfast was tasteless. Shame really because it’s a good location but I wouldn’t recommend
