TL;DR: Food was under cooked, pool was dirty and freezing, most of the inflatable tubes were unavailable.
On Saturday there were no towels available when we arrived in the pool, and the bigger slides had already shut down at 2pm. In the restaurant we ordered 2 burgers, both Medium rare, one came out medium rare the other came out bright pink, and was barely hot.
Sunday morning/mid afternoon people were sleeping on the lobby couch, and most front desk workers looked less than pleased to be there. The biscuits were under cooked and the gravy was chunkier than it should be for biscuits and gravy. Our waitress was kind and gave us a decent discount.
The one nice thing about our stay was the hotel rooms were updated, and there was new bedspreads, which were far more comfortable than the old ones they had for forever. Though our door didn't fully latch, which was kinda sketchy.
Very disappointed to see how far the Three Bears resort has gone downhill in the last 3 years since our last time there. Probably won't be back for a stay for awhile due to the issues.
Also it looks like there is an issue keeping staff, as we were told not so politely about 3 life guards walking out on Saturday, and Sunday morning our waitress had told us how she was working the restaurant, housekeeping and front desk.
Disappointed is where I'll start. This was our second trip to three bears and unlike last year, we were severely disappointed with our stay. The water park was great, except the pool was freezing, the hot tubs jets weren't working, and the locker rooms smelled terrible.
Half of the game in the arcade either didn't work, or paid out the wrong amount of tickets.
The rooms were redone and without the carpeting, everything was loud and echoed every sound. Our room wasn't restocked with towels or soap before it was ready for us.
The dining. I'm guessing due to lack of staffing they only were serving so many people, but even then the service was terrible. Drinks weren't made right, and the tables were filthy. We had to wipe food off just to sit down and our silverware wasn't clean. We paid for our drinks and sought dining elsewhere.
If they are under new management, it needs help, and fast.
We rented a villa that said it accommodated up to 10 people. For the price we paid I expected a cabin much nicer than it was. The cost was almost double of what we can rent a condo on the Gulf of Mexico for. The floors were filthy, we had to vacuum as soon as we got there. We found fake fingernails and a dirty dish in the loft. The inside of the refrigerator had spilled food on the shelves. The stove top was grease splattered, it had not been cleaned. There were only 3 butter knives and 3 spoons in the drawer. The frying pans were small and so beat up the teflon was coming off of all of them. Unsafe to use those, we fried in the sauce pans. There were only 6 chairs to sit on to eat, more than that had to sit on the couch and upholstered chairs. There was a critter in the walls in the loft, probably a mouse. We reported it to the front desk. They were rude, but said they would send someone to check it out. They did send someone, but of course they couldn't see it. We heard it again the second night so when I returned the key to check out I mentioned it again. The woman at the front desk was rude, told me they sent someone to check it out, but couldn't find anything. When I told her we had an audio of the critter running around she said they should probably call the exterminator. No idea if she did or didn't. We will never go back there again. The waterpark was nice, I'll give them that.
We stayed over the weekend of April 12th. We rented one of the cabins. Check in was super fast and the employees were friendly. Upon pulling up to our cabin it looked nice. Went to unlock and open the door and the doorknob was broken. My husband managed to fix that. Once inside the cabin it was very dirty. There were blueberries from the previous guests all over the floor. The table was sticky and had paint on it from what I'm assuming was a kids craft because it did wash off. The sink sprayer was broken, the pots/pans provided were absolutely disgusting. There were dirty dishes in the dishwasher. The oven looked like it hadn't been cleaned in a very long time with cheese hanging off the rack inside. The walls in the bathrooms were filthy and was missing the toilet paper holder off the wall. The shower head was broken in the upstairs bathroom. The downstairs bedroom had confetti and wrappers all over the floor.|The Waterpark was fine except the hot tub jets weren't working in the one and the second hot tub was drained and not working.|Lots of money spent for an overall disappointing weekend.|We will not be back and will not recommend it to any of our friends.
What an amazing stay. Beds were very comfortable. The water park was spotless and the staff was very attentive especially Ashley who even brought us towels. Breakfast was good and our server Jay and both bartenders were friendly. I love that there are books in the small kid play area and games to checkout. Can't wait to return!
We use to come here all the time but since new ownership it has gone down hill.

Parking was horrible and finding a stop was darn near impossible.
Check in they had 4 people behind the desk and only one person actually checking people in.
The elevator is super slow.
No coffee pot
The bar served food but it was over an hour wait just to even order the food. The bartender was rude when we approached the bar to order our food.
We had crumbs on our sheets as they appeared to not have been changed from the previous guest.
Location was far from any food establishments.

The water park is fun and my children enjoyed it!
The updated rooms looked nice and functioned well for our family.

This was our third trip to Three Bears, and we will return. It's our kid's (3&6) favorite water park.
The water is warm, the water park is not crowded, the water park is clean, and the staff is great. There's a lot for little kids to do, and the pools are all shallow with only a small part being 4'. There is plenty of seating in the water park, so we have never had to leave our bags and clothes on the wet floor like other places.
I was happy to see some updates. Getting rid of the carpet was a needed update. Our heat was a bit weird, with there being a thermostat on the wall and the unit, but we figured it out. Love the free coffee bar in the lobby.
We realize there isn't much in the area in the way of food, so we bring lots of snacks, juice, milk.. Unfortunately, Warrens just doesn't have much, especially in winter and the hours and menus are unpredictable.
My only improvement would be larger garbage cans in the rooms and hallway. The hall ones were all full and there were no extra bags in our room. A janitor closet with a broom and some supplies for guests would be awesome, but I'm sure it would just get raided. Maybe also some hooks or something for all the wet swim suits.
Absolute a horror place. Save your money and time. We checked-in on May 25th for 2 nights and checked out on May 26th (checked out 1 day early). Our main door (villa 602) was NOT secured all night. They had 2 maintenance crew working on the door knob for approximately 45 minutes and still can't lock the door properly. Eventually they got frustrated and left without properly fixing the door. This incident was reported to supposedly a manager on-site and she was by far the worst. We checked out a day early and will never come back. Absolutely trash.
