We wouldn't hesitate to come back to this lovely B&B. Jason and Yvonne were so friendly and helpful and cooked a perfect full English and veggie full English. Lovely clean room, great location in Lynmouth and very reasonably priced. Do book it up directly!
The hotel is nice enough for the price of course, reasonably sized rooms and a nice lounge downstairs however still in 2024 hotels have very small 10 inch TVs. Bathroom was lovely and the daily room service was exceptional.||The main negative from our point of view were the staff which is rare nowadays.||We were greeted upon arrival after our 2.5hr journey with a needlessly unpleasant rant from one of the hosts about the fact that we'd booked on Booking.com and that they lose some of the money to booking.com which tends to be how holiday comparison sites work as I'm sure they know by now.... Then that they have to pay VAT (like all businesses?) and then most weirdly, that I said we'd be paying for the parking pass that they'd kindly arranged for me on card instead of cash as it costs them a 1.8% charge however they never asked/stated that I bring the cash for the parking pass. After a long journey to begin a holiday, it just wasn't necessary and gives a bad first impression.||This strange, non-interested attitude carred on over both breakfasts services as they were rather blunt with us in both mornings at breakfast (which is not great also, very low quality ingredients for sure) and it just made us want to avoid the staff throughout the stay. ||We tend to stay in these family B&Bs regularly (and revisit them) when on holiday and always have a lovely experience with the hosts and staff who seem to really love doing what they're doing in what is I know a challenging industry but we didn't get that feeling at all here which is a shame.
Stopped off here on our cycling trip with friends. |Lovely people stored our bikes in a safe lockup for the night. |They even gave us a lift to the restaurant we booked about a mile out of town. |Very comfortable, clean and friendly well worth the stop.

Yvonne, Jason and Caroline (Michelle too last year!) are absolutely wonderful people who will do everything to make sure you have a fab stay. We consider them friends, as the little hanging sign on the door handle says. Our little boy absolutely loves staying here and refers to it as “going to Jason’s” when we talk about going on holiday.
The breakfasts are fab, the rooms are lovely and totally unrelated to the property itself but Lynmouth is such a lovely place. Having stayed here multiple times, it’s safe to say we can’t agree with the negative comments. The building is an older property as shown in the photos (which maybe some people have missed?) and if you’re unsure about things like parking all you have to do is ask - it’s not rocket science but best to ask any questions upon booking so you know in advance!
Jason and Yvonne are probably the best hosts ever and will do everything they can (and more!) to make your stay as lovely as possible! We absolutely love staying here. Thank you guys for everything you do!

We stayed here for one night during our road trip driving through North and South Devon. The place feels like home. The hosts were really nice and kind, provided us many tips of where to go and see. I hope yo come back one day in the near future
What a special stay this was. I was given a room with a four poster bed and bath, gratefully received as I’d just finished The Two Moors Way walk. My dog loved his welcome box and was made very welcome. My boots were dried, Amazon parcels were received for me and the staff were all so kind. I felt really looked after. Breakfast was tasty and it was an incredible location with the sound of the river outside. Thank you!
What a lovely place! A beautiful old building with lovely rooms and a very warm welcome. I really enjoyed breakfast and had a lovely chat with a member of the hotel team. Really very good value too. Parking is extra but I still think that’s fine considering the excellent value and lovely welcome. A great find and Lynmouth and Lynton are just stunningly beautiful. Definitely coming back!!
We were quickly greeted by Yvonne and shown to a beautiful Room with views of Lynmouth from three windows, room had new champagne carpet beautiful feel. Good position in Lynmouth very quiet no disturbance of busy Road, Beautiful new shower Room. We had a a drink from the bar and had a fantastic Jacuzzi on the terrace garden. it’s home from home with use of a comfortable lounge. Jason and Yvonne are very kind and helpful. Thank you for a lovely stay. we’ll be back.
